How Traditional Commissions Work

Traditional Broker

As the seller you'll pay a listing commission that is split between your agent and the buyer's agent.  The split is 3% to the listing side and 3% to the buyer's side.  In addition to the 3%  seller's agent commission many brokers also charge a "Broker Fee" that can cost you as much as $700.

No Buyers Agent

When a buyer purchases your home who is not represented by a buyers agent the total commission you will pay is just 2.45%.  One in five homes will sell without a buyers agent so you have a good chance of saving a lot of money.

Selling & Buying Locally

When your selling your home and buying another locally the total commission is only 3.45%.  You'll receive the exact same service and attention but the commission will be nearly half that of a traditional commission.

 

Selling Only

If you're moving and are not planning on buying another home locally you'll pay a total commission of only 4.45%.  Some brokers offer similar savings, however, they often reduce the commission to the buyers agent which seriously effects the ability to sell your home for top dollar.


Listing Performance Metrics

My listings sale for 98% or more of their list price and average only 34 days on market.

Sale-to-List Ratio

The final sale price (what a buyer pays for the home) divided by the last list price expressed as a percentage.

Days On Market

The statistic is defined as the total number of days the listing is on the active market before an offer is accepted.
